Brookvale Park Master Plan
McGregor Coxall were appointed by Warringah Council to lead a multidisciplinary team of ten consultants to develop a Master Plan, Plan of Management, Feasibility Model and planning Instruments for Brookvale Park. The Park contains Brookvale Oval, a dilapidated sports facility with a capacity of 23,000 seats and home of the Manly Sea Eagles Rugby League Club. The aging spectator stands require significant ongoing funding from Council for repairs and renewal. An extensive consultation process with the local community was undertaken and they expressed a desire for the oval to be redeveloped at no cost to the municipality and its rate payers. In response the Master Plan proposes a mixed use retail and residential development to the southern side of the site that will generate adequate revenue to fund an upgrade of the park, oval, community facilities and new spectator stands accommodating 9000 people under cover. The plan maintains existing parkland, delivers a new children’s play area, WSUD initiatives and extends the much loved grass hill to three sides of the oval.
