28 Greengate

28 Greengate is a new strata office development within the Greengate Work Precinct at New Epping, featuring flexible, light-filled office suites with integrated outdoor workspaces and private terraces. McGregor Coxall has designed the masterplan for the health and work precincts, delivering 95 strategically positioned trees across development stages and extensive native plantings that create habitat corridors supporting local wildlife including critical Growling Grass Frog zones.

The project emerges as a catalyst for transformation within the Greengate Work Precinct at New Epping, establishing a new benchmark for workplace design that prioritises human wellbeing and environmental performance. Positioned as the northern gateway to New Epping, this development represents a contemporary interpretation of place-led design, where buildings float amongst carefully curated native landscapes that speak to the deep cultural and ecological heritage of Wurundjeri Country.

Our design approach is influenced by the discipline of ‘biourbanism’, where site design components are integral to the project’s social, environmental and ecological systems. The framework of indigenous trees and planting both reduces built-form presence and reinstates vegetation species original to the area, creating living narratives that deepen workers’ and visitors’ connections to Country.
Native plantings extend beyond aesthetic enhancement to perform vital ecological functions, including air purification, urban heat mitigation, and biodiversity conservation. Flexible outdoor workstations and private terraces equipped with power and weather protection support evolving work modes and wellness-focused professional practices.

The landscape masterplan establishes a hierarchy of spaces from intimate private terraces to generous community lawns, each calibrated to support specific social and professional functions. Café edges and shaded rest points invite daily activation whilst green infrastructure systems integrate stormwater management, microclimate control, and habitat creation within a unified design language that celebrates local geological and ecological characteristics.
28 Greengate demonstrates that commercial development can serve as a vehicle for positive environmental and social impact whilst delivering exceptional professional environments. The integration of outdoor work environments, cultural storytelling, and ecological regeneration creates a template for future development that prioritises long-term community and environmental benefits alongside commercial viability, contributing to a broader vision of New Epping as a destination that balances economic opportunity with cultural celebration and environmental stewardship.
