The site is located at 33 Cross Street in Double Bay and is categorised as a mayor project under Part 3A of the Environmental Planning and Assessment Act. The landscape has been carefully considered to support a diversity of spaces and to unify the landscape with the built form. The developments central Piazza sits at the heart of the project and encourages easy public access and usage of the retail shops, cafes and restaurants that frame the space. A simple, natural, high quality materials palette is used throughout the design, fitting harmoniously with both proposed and existing site context. Vertical gardens and green walls, utilising indigenous plants, are incorporated within a range of spaces, as are green roofs. These serve to reduce urban heat island effects, minimise visual mass of the built form, provide amenity and privacy and re-link the site with its original ecological community. A proposed wet-edge pool, positioned high above the central Piazza, floats like an island and offers spectacular views to residents and guests. It is accessed via a bridge connecting to a generous pool deck.
