Project Description: Located on the sensitive Spring Cove harbour side of the St Patrick's Estate on Eastern Hill, Manly adjacent to North Head National Park, this project consists of 38 dwellings in a contemporary, designed, bushland setting. The site supports an endangered community of bandicoots and is situated next to an endangered fairy penguin and sea grass habitat. McGregor Coxall collaborated with all the project disciplines to achieve a wholistic ESD approach incorporating water sensitive urban design principles. Dwellings include a 16 apartment residential flat building designed by Alex Popov with 22 detached houses designed by Graham Jahn, Peter Tonkin and James Grose. All site planning decisions for roads and dwelling locations were based on minimising disruption to views, heritage, topography, storm water flows and existing trees. Site circulation is linked by a public domain of elevated boardwalks and narrow, shared vehicular access ways to minimise disruption to bandicoot habitat.
